Two ways we work with HOAs

Individual homeowner approvals

You’re a single homeowner who needs board approval to rejuvenate your roof. Download the packet, attach it to your architectural-review request, and you’re typically done in one meeting. We’ll attend by phone if your board has questions during their session.

Whole-community programs

If you’re on a board, a property manager, or a master association, we’ll come present at your next meeting at no cost. We can quote the entire community at once, schedule applications by phase, and handle the homeowner notifications. Whole-community quotes typically come in 15–25% below individual pricing because of route density.

We’ve worked with single-family HOAs, townhome associations, and master-planned community associations across Florida. Condo associations with shared-roof structures are a fit too — we’ll work with your maintenance committee on application logistics.

Aesthetic concerns boards bring up — and answers

“Will it change the color of our roofs?”

No. AcrySeal is clear-curing. The most common comment is that the rejuvenated roofs look fresher, not different. Color uniformity within a community actually improves because we’re sealing all roofs to the same fresh state.

“What about consistency between treated and untreated homes?”

This is why we like whole-community programs. If we do half the homes, you’ll see a visible refresh on those — which most boards consider a good thing, but if you’re worried about visual harmony, the answer is to do the whole community in phases.

“Does it interfere with HVAC, solar, or satellite installations?”

No. We mask any roof penetrations, vents, and equipment. We work around solar arrays. Satellite dishes get masked too. Nothing on the roof is affected by the application.

“Will this bring us into compliance with insurance requirements?”

It’s not a substitute for tear-off when a roof is genuinely failed, but for HOAs whose individual homeowners are getting non-renewal letters because of roof age, rejuvenation gives the community a documented maintenance record carriers are increasingly looking for.

What approval looks like, start to finish

  2. Submit through your association’s normal architectural-review process.
  3. We attend by phone if questions come up.
  4. Board approves at next meeting.
  5. We schedule the application.
  6. One Florida day later, your roof is rejuvenated and warranted.

Frequently asked questions

How long does HOA approval typically take?

Most associations turn it around in one architectural-review cycle (usually 30–45 days). Communities that have approved one rejuvenation often pre-approve subsequent ones.

Can a board pre-approve roof rejuvenation as a maintenance category?

Yes, and we recommend it. It removes friction for individual homeowners and keeps the community’s roofs in better shape. Boards that pre-approve rejuvenation typically include AcrySeal by name in their architectural standards document.

Will the board want to know about disposal or environmental impact?

Some do. Rejuvenation is zero-waste — no shingles to dump, no debris to haul. The product is water-based and low-VOC. We’re happy to provide environmental documentation.

What if our community has a mix of roof types?

We can only rejuvenate asphalt shingle roofs. Tile, metal, and flat roofs need different products. We’ll do an assessment of which homes in your community are candidates.

Do you offer board-meeting presentations?

Yes, at no cost. We’ll show up in person for boards in our larger metros, by Zoom for everywhere else. 30 minutes is usually plenty — 15 of presentation, 15 of Q&A.

Do you have a referral or finder’s fee program for property managers?

We have a partner program for property managers and HOA management companies. It’s not a kickback — it’s a tracked referral system that keeps the homeowner’s price the same while giving the manager visibility into community-wide rejuvenation status.

How does pricing work for a whole community?

We quote per home using square footage and pitch, then apply a community-wide volume discount. The number on the quote is the number on the invoice. Communities typically save 15–25% versus individual pricing.
