Why this matters in Florida
Florida law (Statute 489) requires anyone performing roofing work for compensation to hold a state-certified or county-registered contractor’s license. Hiring an unlicensed contractor in Florida is risky for several reasons:
- No insurance recourse. If a worker falls on your property and the contractor doesn’t carry workers’ comp, your homeowner’s insurance is the next stop. That’s bad.
- Insurance won’t pay claims. Most Florida policies exclude work performed by unlicensed contractors. If your roof leaks after an unlicensed install, the carrier denies the claim.
- Warranty is unenforceable. An unlicensed contractor’s promises are not legally enforceable in the same way.
- You can be fined. Yes, the homeowner. Florida has fined homeowners for hiring unlicensed contractors.
None of that is theoretical. Florida CILB issues thousands of unlicensed-activity citations every year. We mention it because it matters.
