What roof rejuvenation actually is (in plain English)
Asphalt shingles are about three things: a fiberglass mat, asphalt soaked into that mat, and a layer of granules locked into the asphalt. The asphalt is the engine. It carries the oils that keep the shingle flexible, watertight, and willing to hold onto its granules. Florida sun cooks those oils out fast.
AcrySeal is two things at once. First, it’s a penetrant — it absorbs into the asphalt and replaces the oils your roof has lost over a decade of UV bombardment. The shingle goes from brittle to flexible again. Second, it’s a topical seal — it cures into a flexible, breathable membrane on the surface that locks loose granules in place, sheds water faster, and sits between your roof and the next round of UV.
It is not a paint. It is not a coating that traps moisture under it. It is not a roof maxx me-too product (though you’ll see the comparison). It’s an acrylic-chemistry sealant designed for asphalt shingles, sprayed on, gone in a day.

Who’s a good candidate for rejuvenation
If you can answer “yes” to these, your roof is probably a fit:
- Asphalt 3-tab or architectural shingles (we can’t rejuvenate metal, tile, or flat membrane roofs — different products entirely).
- Roof age between 6 and 15 years (some 16–18 year roofs still qualify; we look at condition, not just date).
- Most shingles intact and present (some lifting or curling is fine; missing shingles need to be repaired first).
- No active leaks (rejuvenation isn’t a leak repair; it’s a longevity treatment).

Who’s not
We will tell you when rejuvenation is not the right answer. The roof needs to have a future. If your shingles are bare-fiberglass-mat thin, severely crumbled, or already leaking, no sealant on Earth gets you back. In those cases we’ll tell you to start budgeting a tear-off and offer to walk you through what to expect from competing roofers.
What happens on application day
- Site protection. We mask landscaping, cover your driveway and walkways, and run drop cloths around the perimeter. Florida sprinkler heads get particularly loving treatment.
- Roof prep. If we agreed on a soft-wash before sealing, we do it first. Otherwise we’re inspecting one last time and clearing debris by hand.
- The spray. Two-person crew, airless spray equipment, low pressure, even coverage from ridge to drip edge. Roughly 1–3 hours depending on roof size.
- Cure window. We stay on site until the surface is touch-dry. Don’t worry about rain — once cured, AcrySeal is rain-ready in about an hour.
- Cleanup. Drop cloths come up, masking comes down, we walk your property and pick up anything we walked across. You’re back to using your driveway by dinner.
- Warranty registration. Within 48 hours, you’ll get a PDF certificate by email with the warranty terms, your address, and your service date. Save it. Send it to your insurance carrier.
The 8-year warranty
Eight years. Transferable to the next owner. Covers granule retention, flexibility, and the sealed surface. Doesn’t cover acts of God, willful damage, or things we wouldn’t have caused (a tree limb is a tree limb). The warranty PDF is plain English; we’ll walk you through it before signing anything.
What it costs
Rejuvenation typically runs 15–25% of what a tear-off costs on the same roof. We give a fixed quote in 24 hours after inspection, and the number on the quote is the number on the invoice. No surprise add-ons.
The math gets fun fast. A 2,400 sq ft Florida home with a typical roof might be looking at $16,000+ for a tear-off in 2026 dollars. The same roof rejuvenated runs significantly less, with most or all of the cost recouped through the years of replacement deferral and a smoother conversation with your insurance carrier.
Why this is a Florida no-brainer

How long does roof rejuvenation last?
Our 8-year transferable warranty covers the rejuvenated surface. Many roofs go longer — performance depends on shingle condition at application, exposure, and any storm events over the warranty period. We recommend reapplication every 8 years for maximum life extension.
Will it change the color of my roof?
AcrySeal is clear-curing. It can darken slightly the way a clear coat darkens a car’s paint. Most homeowners notice the roof looks newer — fresher, less faded — but the shingle color you bought is the shingle color you keep.
Can it stop an existing leak?
No. Rejuvenation is a longevity treatment, not a leak repair. If your roof is leaking, we’ll diagnose the leak first, fix or have it fixed, and then rejuvenate.
Is it safe for my plants and pets?
Yes once cured. AcrySeal is water-based and low-VOC. We mask landscaping during application and pets should be kept inside until our crew leaves the site (a few hours).
Do you offer financing?

What if I sell the house in five years?
