Roof rejuvenation isn’t complicated. We’ve made it boring on purpose.
You don’t want surprises on your roof, and we don’t want them either. Our process is built so every step is documented, scheduled, and predictable. Here’s exactly what happens from the moment you fill out a quote form to the moment we email you a warranty PDF.

Step 1 — Free roof inspection
You request a quote. Within 24–48 hours, we schedule an inspection that works around your calendar (or your property manager’s). Inspections take about 45 minutes. We walk the roof when safe, photograph every slope, valley, eave, and penetration, and assess the condition of your shingles, granule retention, flashings, and seals.
Then we tell you the truth.
If your roof is a candidate for rejuvenation
You’ll get a written assessment in plain English with the photos, our recommendation, the warranty terms, and a fixed-price quote within 24 hours of inspection. The number on the quote is the number on the invoice. No surprise add-ons.
If your roof is not a candidate
We’ll tell you. We’ll tell you why. We’ll tell you what the realistic alternatives are — usually a tear-off, sometimes targeted repair, occasionally “this is fine for another year, save your money for now.” We don’t get paid to oversell. The Florida market is too small to burn customer trust.
Step 2 — Your quote, signed
The quote includes:
- Fixed total price (no per-square contingencies)
- Application date window (we lock the actual date when you sign)
- Full AcrySeal product specs
- The 8-year transferable warranty terms
- Our license, insurance, and contact info
You can sign electronically, by email, or in person. We don’t require a deposit on residential rejuvenations. Payment is due on completion.
Step 3 — Application day
The day arrives. Here’s the schedule, hour-by-hour:
7:00–7:30 AM: Crew arrival and walk-through
Two-person crew arrives. Lead introduces themselves and walks the property with you. We confirm any access concerns, gate codes, and pets-inside notes.
7:30–8:30 AM: Site protection
We mask landscaping, cover your driveway and walkways, run drop cloths around the perimeter, mask any solar panels, satellite dishes, vents, and HVAC equipment on the roof. We protect Florida sprinkler heads in particular.
8:30–11:30 AM: The application
Two-person team works the roof from ridge to drip edge with airless spray equipment at low pressure. Coverage is even, controlled, and meticulous. We re-coat sections that need additional product based on shingle condition. Application time depends on roof size — most residential roofs are done in 2–3 hours.
11:30 AM–12:30 PM: Cure and clean
Surface goes touch-dry quickly in Florida heat. We pull drop cloths, remove masking, and walk the property to pick up anything we walked across. The driveway is back in your hands.
12:30–1:00 PM: Walk-through and sign-off
Lead walks you through the finished roof, points out anything to know, answers final questions, and collects payment. You’re done by lunch.
Step 4 — Warranty registration
Within 48 hours of application, you’ll receive:
- PDF warranty certificate (your name, address, application date, warranty terms)
- Photo archive of pre-application and post-application condition
- Maintenance record document for your insurance carrier
- A short email walking you through what to keep, what to send to your agent, and how to file a warranty claim if you ever need to
What you do
Honestly, very little:
- Be home for the start of the day if possible (or have your manager available).
- Move cars out of the driveway by 7:00 AM.
- Keep pets inside while we’re working (a few hours).
- Save the warranty PDF when it lands in your inbox.
- Forward the maintenance record to your insurance agent.
What we do not do
- Park dumpsters on your driveway. (Nothing to dump — this is the whole point.)
- Leave masking up for you to remove.
- Walk away with payment without a final walk-through.
- Disappear after warranty registration. We’re available for the full 8-year warranty period and beyond.
Frequently asked questions
Do I need to be home during the application?
It helps to be there for the start, but it’s not required. We’ve completed plenty of jobs with just a property manager or a neighbor with a key. We send progress photos throughout and a final video walk-around if requested.
What if it rains during application?
We monitor the radar. We won’t start an application if rain is forecast within 4 hours. Once cured (about an hour), AcrySeal is rain-ready. If a surprise shower happens during application, we cover and resume.
How long until I can walk on the roof?
We don’t recommend walking on the roof for 24 hours post-application. After that, normal foot traffic for inspections or maintenance is fine.
Can my landscaping handle the masking and overspray?
Yes. We mask everything within 6 feet of the dripline. AcrySeal is water-based and low-VOC; even minor incidental contact (which we work to prevent) doesn’t harm landscaping. We wash off any incidental contact at the end of the day.
What if I find a problem after the crew leaves?
Call us. Our number’s on your warranty certificate and on the post-application email. We’ll come back. That’s the warranty working the way it should.
How long is the entire process from quote to completion?
Typically 2–3 weeks from initial inquiry to a rejuvenated roof. Faster during slower seasons; slower during the April–June pre-storm-season rush.
